Two exciting investment properties hit market as development nears completion

Two nearly completed investment properties including a childcare centre and a service station have come on the market in Brisbane’s north, and are sure to pique investors’ interests.

Located at 560 Anzac Avenue, Rothwell on separate freehold titles, both properties are secured with fresh 15-year leases (with options) and form part of the ‘Rothwell Edge’ mixed use development currently under construction.

The first property comprises Stage 1 of Rothwell Edge, a 160 place childcare centre with in-house swim school, covered ‘piazza’ with full commercial kitchen, art studio, and other high quality children’s educational and sporting facilities.

The childcare component is underwritten by one of Queensland’s leading childcare educators and operators, LEAD Childcare, who have 15 centres in Queensland.

The second offering is Stage 2 of the project, comprising a stunning new service station/convenience store supported by a fast food precinct which includes a dual lane drive-through and outdoor eating area.

Greek food sensation The Yiros Shop has taken a 10-year lease over a 130sqm store with twin lane drive-through.

The service station component will be anchored by Pearl Energy, a rapidly expanding  eastern seaboard discount fuel chain operating 50+ existing sites with a further 20 currently under construction.

The final development stage (between the above two) includes a large medical “health hub” and foodies’ laneway to be called ‘The Courtyard’.

Ray White Commercial QLD father and son team, Stephen and Elliott Kidd, have been appointed to sell both properties.

“Each of these quality investments is located on the busy Anzac Avenue, near the key intersection with Deception Bay Road, and will be exposed to approximately 40,000 vehicles per day,” Stephen Kidd said.

Stages 1 and 2  will be completed in the coming months, with the fuel development complete by September, and the childcare by October.

 “So now is the time to secure these long term cash flows with substantial depreciation allowances and steady annual rent increases” Mr Kidd said.

“The fully-leased net incomes are $350,000 and $520,000 p.a. respectively for the childcare and service station components.”

Both properties are for sale by expression of interest closing September 3, 2021 and can be purchased individually or together.
