JAPANESE crane manufacturer Tadano Oceania has secured a brand-new, custom-built office and warehouse facility at 146 Lindum Road, Lytton in Brisbane.
The deal for the 3,100sq m* facility, with 8,145sq m* of dedicated hardstand, was brokered by Ray White Commercial Qld and delivered within nine months by Northshore Group.
Timing was critical for Tadano Oceania, who had to manage an imminent lease expiry on their old premises, located at Darra.
In a coup for Brisbane, Tadano Oceania has taken a long-term view, and negotiated a 10 plus 10-year lease.
Whilst the agents and developer refused to provide details on the rental – industry sources revealed it was in the vicinity of $500,000 to $600,000 p.a. net plus GST.
Features of the development included tilt panel construction, floor to ceiling glazing in the offices, 10-tonne gantry crane, internal service pit, multiple roller shutters and over two acres of dedicated yard.
“Agency to a degree is putting A&B together quicker than your competitors,” said Ray White Commercial Qld Director Sales and Leasing Paul Anderson.
“On this occasion, whilst it is nice to win the transaction, it’s also very satisfying to see a customer with a solution that will make their business more efficient and their staff happier with first-class amenity.”
“Tadano Oceania has been constant in investment and support of our product in Australia, and Queensland is a key market for the Tadano Brand,” said Managing Director of Tadano Oceania Anthony Grosser.
“Our existing premises did not reflect us as a company or offer our customers the infrastructure they needed to support their large investments.
“Through Paul at Ray White, negotiations with Northshore were professional, responsive and flexible and to be able to turn the discussions we had into our new HQ in this limited time was an outstanding accomplishment.
“This facility is designed to maximize safety, quality and efficiency for our customers, partners and staff and we as a company couldn’t be happier with the result.”
“Northshore Group are active developers and long-term owners within the Trade Coast precinct,” said Angus Campbell of Northshore Group.
“We’ve owned this land since 2014 and were excited about delivering a turn-key solution for our new client Tadano Oceania.
“Northshore have completed a number of other turn-key solutions, with the most recent being a new 12,000sq m* corporate HQ and distribution centre for TJM 4×4 Products at Brendale last year.”
“Niclin Constructions completed the $6.5M construction project within six months and have been great to work with,” said Tim Graver of Northshore Group.
“We’re very happy with the high-quality product Niclin has delivered within a tight time frame to help us deliver on time for our end user Tadano Oceania.
“As part of this project, we’ve also developed another corporate grade 2,800sq m* warehouse and office, and are now looking for users to lease this facility.”
