Medical centre development opportunity in Hendra

EXPRESSIONS of interest are being sought for a site in Hendra that comes with development approval for the construction of a medical centre at 1-3 Zillman Road.

With a current 1,953sq m* site area, the property would suit either a residential developer, medical centre developer or medical owner operator.

The asset is marketed by Ray White Commercial Queensland Retail Sales father and son duo Stephen and Elliot Kidd.

Mr Stephen Kidd said the site had approval for a single-level medical centre development in the heart of the affluent suburb of Hendra.

“The average income of this Brisbane suburb is 66 percent higher than the Queensland benchmarks, so this really is a fantastic opportunity,” he said.

“The development approval is in place until September 2020, with the site benefiting from a strong catchment area of residents.

“Within a 10-minute drive of the site lives approximately 68,534* residents and within a five-minute drive of the site lives approximately 20,926* residents.

“The site is also exposed to over 100,000* vehicles per week, and is just a short walk to the railway station.”

Mr Elliot Kidd said the vendor had owned and maintained the block for many years.

“He hopes to see a development that will enhance the existing retail in the area, but not compete with it, that’s why he went about getting approval for a medical centre,” he said

“Hendra is just 14km* north of Brisbane CBD and there are several new developments either having just been completed or under construction in the area.

“The most significant of these is a new Woolworths/retail precinct recently completed to the east. The Woolworths is a two-storey development with a total retail GFA of some 5,000sq m* with 1328sq m* of office space available.”
