Expressions of interest for Aspley development site

EXPRESSIONS of interest are being sought for a 2,694sq m development site at 6 Bundella Street, Aspley, just 16km* north of Brisbane’s CBD.

The asset, zoned ‘Low Density Residential Zone’ under the Brisbane City Plan 2014, has a development permit (ROL) for a six-lot residential subdivision.

The site is being jointly marketed by Ray White Special Projects Queensland Executive Directors Mark Creevey and Tony Williams

Mr Creevey said the approvals already in place, the lot characteristics and its elevated position makes this a particularly rare opportunity for potential buyers.

“The asset holds a development approval for a six-lot subdivision and the allotments include three lots with a land area of 440sq m* and three with 445sq m*, each with a 15-metre* frontage,” he said.

“The site is also situated in an elevated position in the well-established area of Aspley and offers easterly views for all six of the future lots.

“This is a premium north Brisbane suburb with a strong demand for residential housing and will appeal to a number of potential buyers.”

Mr Williams said the location of the development site and the surrounding amenities add even more draw cards to an already highly attractive proposition.

“Land supply in Brisbane’s ‘middle ring’ is limited due to fragmentation and development constraints, so the site is well positioned to supply to a market place with very limited new house and land opportunity,” he said.

“Being only 16km* north of the Brisbane CBD, the ‘infill’ site is located in close proximity to a vast array of local amenities and services including shopping both on the doorstep in Aspley and Westfield Chermside as well as schools, recreation, parks and public transport.”
