Greater Springfield Site Set for Premium Estate

An approved residential development site within one of Australia’s fastest growing regions, Greater Springfield in Brisbane’s western growth corridor, has recently settled through Ray White Special Projects (Qld).

The approximately 6ha parcel at 7006 Augusta Parkway, Augustine Heights, was sold following an Expressions of Interest campaign by Ray White Special Projects Qld Directors Mark Creevey and Tony Williams on behalf of Springfield Land Corporation.

Mark Creevey said the successful purchaser in the $8,789,000 transaction was JLF Corporation Pty Ltd (JLF), who obtained development approval for a 97-lot residential development under a community title scheme.

“The general response to our marketing campaign for this significant development site was strong with 67 enquiries and seven expressions of interest received,” Mark Creevey said.

“The subject site comprised an approximately 6ha parcel of vacant land with access and services available to the site designated for residential development.”

“The site is located within the Greater Springfield area directly opposite the Brookwater Village Shopping Centre and entrance to Brookwater Golf and Country Club”.

“This site is approximately 1.5km to Springfield CBD, Springfield Central Rail Station, Orion Shopping Centre and Robelle Domain Parkland.”

Greater Springfield experienced 12.5 per cent population growth between 2011 and 2016, which is more than seven times the state and national average across the same period. The Greater Springfield region is forecast to experience a further increase of 10.49 per cent per annum over the next 20 years.

“As a result, there was strong recognition from prospective purchasers of the significant growth, amenity and infrastructure in the Greater Springfield region and plans for the future.”

Tony Williams said the site offered a tremendous opportunity to create a premium residential land estate within one of Australia’s fastest growing regions.

“Springfield Land Corporation was keen to procure interest from the residential development sector to deliver a premium gated estate to leverage off Brookwater Estate,and Brookwater Golf and Country Club,” he said.

“JLF is planning to produce a premium land estate comprising 97 detached allotments ranging in size from 300 sqm to 645 sqm and including twenty innovative shared and dual living dwellings.”
