Flexible development sites for sale in Strathpine

EXPRESSIONS of interest are being sought for two land parcels available to purchase either separately or in-one-line at 25-29 Railway Avenue and 526 Gympie Road in Strathpine.

Parcel one has a 1,820sq m* of land area with two houses on the site, and parcel two has a 1,311sq m* land area, with a commercial office in place.

The sites are being marketed and sold by Ray White Special Projects Queensland Directors Andrew Burke and Matthew Fritzsche.

Mr Burke said the development offered a magnitude of options that included multi-storey residential, retail, commercial and community use.

“Parcel one sits on four titles, with the two residential houses already in place that produce a current yearly rental return of $37,960,” Mr Burke said.

“Parcel two sits on two titles with great exposure and the commercial dwelling provides a rental return of $35,620 plus GST plus outgoings.

Mr Fritzsche said despite the strong holding income, developers would see real potential in what the sites offered.

“And if that wasn’t enough, the University of the Sunshine Coast is building Australia’s newest university campus in the heart of Moreton Bay, which’ll be just 5km* away in Petrie.
